LOCAL, STATE AND FEDERAL CONTROLS:

These townhouses are financed and built under the guidance of Michigan State Housing Development Authority (MSHDA), and rent subsidized under the U.S. Department of Housing and Urban Development (HUD).  TPM Incorporated, as the management agent for Sand Hill Townhouses must follow federal regulations (HUD),  and (MSHDA) operational policies in management of the townhouses.  City of Escanaba building and housing codes are enforced.

MARKET RENTAL RATES SET BY HUD AND MSHDA ARE:

 Two Bedroom Townhouses                                       $591.00 / mo.
Three Bedroom Townhouses                                     $664.00 / mo.
Water is included in rent; a utility subsidy is provided for heat and electricity.

 
FAMILY SUBSIDY QUALIFICATION:

These townhouses are designed and built to enable families to live in decent, safe and sanitary housing in Escanaba, including those who would be unable to afford such housing from their own resources.
Families qualifying for a rent and utility subsidy will pay 30% of their adjusted monthly income for rent, less a specified (adjusted yearly) amount for utilities.  Yearly income is determined by calculating (where applicable) gross wages, ADC benefits, child support payments, Social Security, SSI benefits, etc. plus annual income from assets.  Rent is determined after making allowances for dependents, and some child care expenses, etc.

Present yearly maximum income limits qualifying for rent subsidy are:
